So when you say "I have been in the zoo" that means "I am in the zoo at this time"? News to me.

No, it means at (or by) this point in time you have been to the zoo.

Perhaps I should have said "By".

Do you mean the word like "I have an appointment" or "I have to be at the appointment" or "Have you seen my appointment book?"?
